There is no single best product, and HMRC does not recommend any. In October 2026 the GOV.UK finder listed many landlord options; pick by how you keep records, how many lets you have and whether it files your tax return.
Making Tax Digital for Income Tax (MTD) needs software that keeps digital records and sends HMRC a quarterly update, plus a tax return after the year ends. GOV.UK describes two kinds: software that creates digital records itself, and bridging software that sends figures from a spreadsheet you already keep. Either is fine.
Your landlord deadlines, handled
A compliance calendar for each property, with reminders before every certificate and your register deadline. Landlord Tax adds your Making Tax Digital figures and tax return, prepared for you to send.

Landlord software on the GOV.UK finder
Each product below had a GOV.UK software finder entry covering UK property income when checked on 15 October 2026. Prices are each product's entry-level plan with MTD filing, as listed on its own site in October 2026. They change often, and offers come and go.
| Product (site) | Type | Price listed in October 2026 | Points for landlords |
|---|---|---|---|
| Hammock (usehammock.com) | Records | £8 a month plus VAT, 1-3 properties | Landlords only; updates and tax return; certificate alerts |
| Landlord Vision (landlordvision.co.uk) | Records | £7.99 a month plus VAT, billed yearly, 4 tenancies (discounted) | Updates and tax return; compliance and Right to Rent tracking |
| August (augustapp.com) | Records | £8.99 a month, 5 tenancies; VAT not stated | UK property only; joint-owner percentage splits; free plan has no MTD |
| Landlord Studio (landlordstudio.com) | Records and bridging | Free, plus £5 per MTD submission; VAT not stated | UK property only; compliance reminders |
| MTD Landlord Services (mtdlandlordservices.co.uk) | Records | £4.99 a month or £47.88 a year; VAT not stated | Co-owner tools; mortgage interest credit shown in the estimate |
| LandlordFile (landlordfile.co.uk) | Bridging | £19 the first year, then £29 a year, including any VAT | UK property income only |
| 123 Sheets (123sheets.com) | Bridging | £19.75 a year plus VAT, with a first-year discount | Works from your spreadsheet; jointly let property |
| Coconut (getcoconut.com) | Records and bridging | £129.99 a year on annual billing; VAT not stated | Rent and self-employment; free version also listed |
| untied (untied.io) | Records and bridging | £129.99 a year including VAT | Joint and foreign property; self-employment |
| FreeAgent (freeagent.com) | Records | £10 a month plus VAT for landlords | Free with some bank accounts; no foreign property |
General accounting packages are on the finder too. Xero was listed at £18 a month plus VAT and QuickBooks from £10 a month plus VAT on their own sites in October 2026. They suit landlords who also trade, but neither has landlord-specific tools.
For the whole finder rather than this shortlist, our Making Tax Digital software census counts every product listed, including how many say they are ready now for UK property income.
What this means for you
Start with how you keep records now. If you already keep a tidy spreadsheet, bridging software is usually the cheapest route, because you carry on as you are and the software sends the totals. If you want the software to pull in your bank transactions and sort them, choose record-keeping software.
Then check four things that matter to landlords:
- Mortgage interest. Finance costs must be kept as a separate record and sent separately in every update.
- Joint ownership. If you co-own, you report only your share. Some products split shares for you, which saves arithmetic.
- The tax return. Some products send quarterly updates but not yet the tax return. HMRC lets you use two linked products, but one product is simpler.
- Your other income. If you also work for yourself, or have foreign property, make sure the product covers every income source you have.
Finally, compare the price you will actually pay. Several list prices exclude VAT, some are first-year discounts, and some charge per submission.
Steps to choose your MTD software
- Use the free MTD check to confirm your start date and qualifying income.
- Open the GOV.UK software finder and answer its questions about your income sources.
- Shortlist two or three products that cover UK property and anything else you have, such as self-employment.
- Check each one's own site for the current price, including VAT, and whether it files the tax return.
- Use a free trial to enter one quarter of real rent and costs, including mortgage interest as its own category.
- Pick one and sign up for MTD with HMRC, then connect the software before your first update is due.
For a 6 April 2027 start, the first update is due by 7 August 2027. Setting up in the spring gives you a full quarter to get used to it.
If you would rather not do it yourself
Software is not the only route. An agent can send your updates and tax return for you, using MTD software of their own. If you go that way, ask which product they use and whether you can see your records in it. The landlord section has more guides on MTD and on running your lets.

Questions people ask
Does HMRC recommend any MTD software?
No. The GOV.UK software finder lists products that have been through HMRC's checks, but HMRC does not recommend any of them.
Can I keep using a spreadsheet for my rental accounts?
Yes, if you add bridging software that sends your figures to HMRC. The spreadsheet and the bridging software must be digitally linked, so no retyping or copy-and-paste between them.
Is there free MTD software for landlords?
Some products on the GOV.UK finder have free versions, such as Coconut Free and Sage Sole Trader & Landlord Free. FreeAgent is free with some NatWest, RBS, Ulster Bank and Mettle accounts, and Starling's is free for its account holders.
Does the software need to handle mortgage interest?
Yes. If you have residential finance costs such as mortgage interest, you must keep them as a separate digital record and send them separately in each quarterly update.
Can I use one product for updates and another for my tax return?
Yes. HMRC allows the job to be split across more than one product, as long as they are digitally linked. Check before you pay whether a product files the tax return as well as the quarterly updates.
