Righto Landlord

Are you ready for the Renters’ Rights Act?

From 1 May 2026 private assured tenancies are periodic (rent period not exceeding a month); fixed terms and assured shorthold tenancies are abolished. Since 1 May 2026 a private landlord in England can only end an assured tenancy by serving a notice under section 8 of the Housing Act 1988; section 21 'no fault' notices are no longer available.

Answer the questions for one tenancy in England. You’ll get a list of what to do, worst first, with the rule and its official source for each. Nothing you type leaves your browser.

Keep every date in one place

After the check, Landlord Compliance keeps the dates that come round again, for every property, and reminds you before each one.

A compliance calendar for each property, with reminder emails before every certificate, deposit, Right to Rent and register date, to help you run your lets under the new rules.

Each date comes from the published rule and the dates you give us. It’s a record of what you’ve told us, not an inspection of your property. We don’t inspect properties, serve notices or act in court.

Get the new rules by email as they start

We’ll email you when the next parts of the Renters’ Rights Act start, and before your region’s register deadline.

Sending this asks us to email you what you’ve asked for here: your results, reminders and service updates. That’s not marketing. See our privacy notice for how we use and protect your details.

This is general information to help you understand the rules. It isn't tailored to your circumstances, so check your own position before acting on it.
