Three sets of dates, for every property you let

  • Certificates that expire

Gas safety every year, an electrical safety report at least every five years and an EPC that must meet the minimum rating. Each has its own renewal date, and your tenants need copies of the gas and electrical reports.

  • The Renters’ Rights Act

Written information for new tenancies since 1 May 2026, and a national register: each landlord and property, region by region from 15 December 2026, at £65 per property per year according to government guidance.

  • Making Tax Digital

Digital records and an update to HMRC by 7 August, 7 November, 7 February and 7 May, then a tax return after the year ends. Miss deadlines and the points add up: at 4 points HMRC charges £200.

The Private Rented Sector Database Regulations 2026 are a draft affirmative instrument laid before both Houses on 9 September 2026; a Government motion to approve was tabled in the Commons. The JCSI did not draw them to special attention (14 Oct); the Lords SLSC drew them to special attention as politically or legally important (20 Oct); motions to consider were tabled (Lords 20 Oct, Commons 21 Oct) and debates are due on 28 Oct 2026 (Commons Delegated Legislation Committee, Lords Grand Committee). As at 26 Oct 2026 they have not been approved or made.

Questions people ask

What does the compliance calendar do?

A compliance calendar for each property, with reminder emails before every certificate, deposit, Right to Rent and register date, to help you run your lets under the new rules. Each date comes from the published rule and the dates you give us. It’s a record of what you’ve told us, not an inspection of your property. We don’t inspect properties, serve notices or act in court.

How often do I need gas, electrical and EPC certificates?

Landlords must have a gas safety check on each appliance and flue every 12 months by a Gas Safe registered engineer. A check may be done up to 2 months early while keeping the original deadline date (2018 amendment). Landlords must have electrical installations inspected and tested by a qualified person at least every 5 years, and supply the report to existing tenants within 28 days, to new tenants before they occupy, to prospective tenants within 28 days of a request, and to the council within 7 days of a request. An EPC is valid for 10 years. You must have an EPC when renting out a property, and order one for potential tenants before you market the property to rent. Landlords may not let covered domestic properties with an EPC rating below E unless a valid exemption is registered. Spending is capped at £3,500 (inc VAT) before an exemption can be registered on the PRS Exemptions Register.

What must I do when a new tenancy starts?

The landlord (or letting agent) must put the deposit in a government-approved scheme within 30 days of receiving it, and within 30 days give the tenant the prescribed information. Landlords must check that every adult tenant or lodger can legally rent in England before the tenancy starts. Checks for time-limited right to rent must be done no earlier than 28 calendar days before the tenancy starts; follow-up checks are required before the statutory excuse expires (latest of 12 months, end of permission, or document expiry). While the premises are occupied under the tenancy, the landlord must ensure a smoke alarm is equipped on each storey with a room used wholly or partly as living accommodation, and a carbon monoxide alarm in any such room that contains a fixed combustion appliance other than a gas cooker; that each alarm is checked and in proper working order on the day a new tenancy begins; and that an alarm a tenant reports as not working is repaired or replaced. For tenancies created after 1 May 2026 the landlord must give written information about the key terms before the tenancy is agreed (written or oral). Failure can lead to a fine of up to £7,000.

When do I have to register my rental property?

It depends on where the property is. The “Register your rental property” service opens region by region, starting with West Midlands on 15 December 2026. When an area is called forward, landlords with properties there have a three-month period to sign up. The last regional deadline is 14 November 2027.

How much does registration cost?

Landlords pay an annual fee of £65 per property, renewed each year. During roll-out the fee is pro-rated 'so that those signing up first don't have to pay more'. The figure comes from government guidance, not yet from law.

When does Making Tax Digital start for landlords?

Since 6 April 2026, if your qualifying income was over £50,000 on your 2024-25 tax return. From 6 April 2027, if your qualifying income was over £30,000 on your 2025-26 tax return. From 6 April 2028, if your qualifying income was over £20,000 on your 2026-27 tax return. Qualifying income is the total of self-employment and property income before expenses (turnover), not profit. So it is your rent before expenses, plus any self-employment turnover, that counts.

What do I send HMRC, and when?

A quarterly update by 7 August, 7 November, 7 February and 7 May, then a tax return after the year ends. MTD for Income Tax does not change how tax is paid or the payment due dates.

Do I have to give you my HMRC password?

No. We never sign in to HMRC for you or ask for your HMRC login.

My property is in Wales or Scotland. Does this apply?

The “Register your rental property” service covers rental property in England only. It does not cover Wales, Scotland or Northern Ireland. Our landlord plans cover property in England.

This is general information to help you understand the rules. It isn't tailored to your circumstances, so check your own position before acting on it.
