Which one fits
- Hammock suits a landlord with a few or many lets who is happy to do the books and wants software built only for property. Its plans cover any number of lets, with prices for 21 or more confirmed with Hammock.
- Coconut suits a landlord who also has self-employed income and wants one app for both, or who keeps a spreadsheet and only needs the Bridging plan to send it.
- A managed service suits a landlord with 1 to 4 properties in England who would rather check figures than keep the books. It costs more than either app.
Steps to choose
- Count your properties and check whether any are outside England.
- Decide whether you want to keep the books yourself or check figures someone else prepares.
- Check the product is on GOV.UK's software finder and covers the income you have.
- Compare the yearly price with VAT, and take a free trial if one is offered.
What this means for you
If you are content to do it yourself, Hammock or Coconut costs less than a managed service, and both send everything MTD needs. If you would rather not keep the books, a fixed monthly price where you only confirm the figures may be worth the difference.

Questions people ask
Is Hammock or Coconut cheaper for a landlord?
For 1 to 3 properties, Hammock's Basic plan was £76.80 a year plus VAT on yearly billing on 16 October 2026. Coconut's MTD filing plan was £129.99 a year, and its pricing page did not say whether that includes VAT.
Do both send the quarterly updates and the year-end submission?
Yes, on the plans compared here. Hammock lists both on every plan, and Coconut lists both on its MTD filing and Full plans. You send them yourself from the software.
Which one suits a landlord who is also self-employed?
Coconut covers self-employment and property income on its MTD plans. Hammock is built for landlords; its GOV.UK finder entry did not include sole trader income when we checked on 15 October 2026.
What if I don't want to do the bookkeeping at all?
Both are software you run yourself. A managed service sorts the transactions and prepares the updates for you to check and confirm, and costs more.
Can I use your service now?
Not yet. Our tax plans start once our HMRC registrations are complete. Until then you can join the waitlist, and no payment is taken.
