It depends on rent, not property count. If your share of rent from both, before expenses, was over £30,000 in 2025-26, Making Tax Digital starts on 6 April 2027. At £20,000 or less, you are exempt.
Making Tax Digital for Income Tax (MTD) means digital records and four quarterly updates a year. Two properties can put you either side of the line, so the first job is working out your own figure. GOV.UK calls it qualifying income: rent plus any self-employed turnover, before expenses. Wages, pensions and dividends do not count. This page follows GOV.UK as checked on 16 October 2026.

The test
| Your qualifying income | Tested on | MTD starts |
|---|---|---|
| Over £30,000 | 2025-26 return | 6 April 2027 |
| Over £20,000 | 2026-27 return | 6 April 2028 |
| £20,000 or less | Each year | Automatically exempt |
If you own a property with someone else, only your share counts. HMRC's own example is £50,000 of rent shared equally, which counts as £25,000 each. Married couples and civil partners are normally taxed 50:50 on joint property, even with unequal shares, unless they have made a Form 17 declaration.
Worked examples: two lets, two rent levels
Rent level A: two flats let at £1,150 and £1,300 a month, so £13,800 and £15,600 a year, £29,400 in total.
Rent level B: two houses let at £1,400 and £1,450 a month, so £16,800 and £17,400 a year, £34,200 in total.
| Who owns them | Your share of 2025-26 rent | April 2027? | What next |
|---|---|---|---|
| A, you alone | £29,400 | No | April 2028 if 2026-27 is also over £20,000 |
| A, you alone, plus £5,000 from a side trade | £34,400 | Yes | Start 6 April 2027 |
| A, married couple, 50:50 | £14,700 each | No | Exempt while it stays at £20,000 or less |
| B, you alone | £34,200 | Yes | Start 6 April 2027 |
| B, married couple, 50:50 | £17,100 each | No | Exempt while it stays at £20,000 or less |
| B, the £17,400 house alone, half of the other with a sibling | £17,400 + £8,400 = £25,800 | No | April 2028 if 2026-27 is also over £20,000 |
Level A shows how close two ordinary lets sit to the line: a modest rent rise or a small side business tips it. Level B shows how joint ownership can take a couple out of MTD altogether.
Your options if you are in
| Option | What you do | Listed price, 16 October 2026 |
|---|---|---|
| Landlord software you run yourself | Connect your bank, check categories, send updates | Hammock Basic, 1 to 3 properties: £8 a month plus VAT, which is £9.60 including VAT |
| Bridging software | Keep your spreadsheet; the software sends the totals | LandlordFile, aimed at 2 to 10 lets: £19 for the first year, then £29 a year, including any VAT |
| An accountant as your agent | Pass on records, approve the figures | Sleek's fee guide puts a return with rent alongside other income at £275 to £350 plus VAT (£330 to £420 including VAT); that guide does not cover quarterly updates |
| A managed service | Confirm figures someone else prepares | Taxfix MTD Full Support: £39.99 a month including VAT |
| Our Landlord Tax plan, 1 to 2 properties | Confirm figures built from your rent account | £15 a month including VAT; not open yet |
Software you run yourself is the cheapest route, and Hammock or a bridging tool is the better fit if you are organised and happy to send updates. An accountant is the better fit if you are selling, have foreign property or a tricky joint arrangement. Our tax plans start once our HMRC registrations are complete. Until then you can join the waitlist, and no payment is taken.
What this means for you
Both lets normally count as one UK property business, so one set of updates covers them, due by 7 August, 7 November, 7 February and 7 May. Mortgage interest must be kept as its own record and sent separately from other costs. If a property is jointly let, GOV.UK allows simpler records: your share of rent as one entry per category each quarter, and income-only updates with costs added after the year ends.
GOV.UK says there are no penalty points for late quarterly updates in 2026-27. At the Budget on 28 October 2026 the government said people who must join in April 2027 will get no penalty points for late 2027-28 quarterly updates too, though updates must still be sent. For them, the earliest a late update can earn a point is 7 August 2028. Four points bring a £200 penalty.
Steps to take now
- Add up 2025-26 rent from both properties before any costs, using only your share of anything jointly owned.
- Add any self-employed turnover. Leave out wages, pensions and dividends.
- Compare with the table above, or use the free MTD check.
- If you are under £30,000, repeat the sum for 2026-27 against £20,000.
- If you are in, pick software or a service before 6 April 2027 and set mortgage interest up as its own category.
- Joint owners: agree the split, and see the joint ownership guide.

Questions people ask
Do I need Making Tax Digital if I only have two rental properties?
Only if your share of the rent, plus any self-employed income, is over the threshold before expenses. Over £30,000 in 2025-26 means 6 April 2027. The number of properties does not matter.
Does mortgage interest bring me under the threshold?
No. The test uses income before expenses, so mortgage interest, repairs and agent fees do not reduce it. Mortgage interest still matters, because it must be kept as a separate record in your updates.
Do I send a separate update for each property?
Normally not. HMRC treats all your UK lets as one property business in most cases, so one set of quarterly updates covers both properties.
My wife and I own both properties. Do we sign up together?
No. Each of you is tested on your own share and signs up alone if over the threshold. For married couples and civil partners, HMRC normally splits the rent 50:50, even if you own unequal shares, unless you have made a Form 17 declaration.
What if my rent is exactly £30,000?
You are not in for April 2027, because the rule is over £30,000. But check the £20,000 line for April 2028, which is tested on your 2026-27 return.
