Yes. Accountants and managed services can keep your rental records and send your MTD updates and tax return as your agent. If your 2025-26 rent and any self-employed income was over £30,000, you start on 6 April 2027.
Making Tax Digital for Income Tax (MTD) means keeping digital records of your rent and costs, sending HMRC four quarterly updates a year and filing a tax return after the year ends. Qualifying income is your rent plus any self-employed turnover, before expenses, and only your share of a jointly owned property counts. This page follows GOV.UK as checked on 16 October 2026.
Your landlord deadlines, handled
A compliance calendar for each property, with reminders before every certificate and your register deadline. Landlord Tax adds your Making Tax Digital figures and tax return, prepared for you to send.

What a full service means under MTD
| The job | What GOV.UK says | Full service |
|---|---|---|
| Digital records | Each item of rent and each cost needs the amount, the date and a category. For residential lets, each cost is also marked as a restricted finance cost or not | Built from your bank feed or paperwork; you answer questions |
| Four quarterly updates | Each covers 6 April to the end of the quarter, due by 7 August, 7 November, 7 February and 7 May | Prepared and sent for you |
| Tax return | Due by 31 January after the tax year ends | Prepared and sent for you |
| Signing up | An agent can sign you up once you have authorised them | Done by your agent after you accept their request |
The person who does this acts as your agent with HMRC. They need an HMRC agent services account to ask for your authorisation. A main agent can do almost everything you can, including sending your tax return. A supporting agent can send quarterly updates but cannot submit your tax return, so a managed service needs to be your main agent.
The kinds of provider
There are three broad routes. An accountant usually charges a fee for the tax return, so ask how the quarterly updates are priced. A landlord app is software you run yourself, sometimes with help available. A managed service does the bookkeeping and sends everything, and you check the figures.
These are examples, not a recommendation or a full list. Each provider's price was checked on its own website on 15 October 2026, with VAT shown as the provider shows it. Prices change, so check before you buy.
| Provider | Route | What is listed | Listed price |
|---|---|---|---|
| Accountant (fee guide) | Accountant | Tax return with rental income; ask how quarterly updates are priced | £200 to £600 or more a return, plus VAT, in Accotax's guide of 17 August 2026 |
| Gorilla Accounting | Accountant | MTD Comply: software, sign-up, quarterly updates and tax return | From £49 plus VAT, presented as a fixed monthly fee |
| Hammock Basic, 1 to 3 properties | App, you send | Landlord software; quarterly updates and tax return sent by you | £8 a month or £76.80 a year, plus VAT |
| Coconut MTD filing | App, you send | Bookkeeping, quarterly updates and year-end submission, with MTD expert help | £129.99 a year on annual billing, VAT not stated |
| Taxfix MTD Assistance | App with an accountant | You keep the records; an accountant checks and sends each update and reviews your tax return | £24.99 a month including VAT |
| Taxfix MTD Full Support | Full service | Bookkeeping, quarterly updates and tax return; you review and sign off | £39.99 a month including VAT |
| Pie MTD Package | Full service | Sign-up, four quarterly updates and the tax return | £199 a year, VAT not stated |
| Our Landlord Tax, 1 to 2 properties | Coming later | Coming later. Not available yet: starts once our HMRC registrations are complete. Once our registrations are complete, we'll send your quarterly updates and tax return to HMRC for you, after you confirm the figures | £15 a month or £150 a year, including VAT |
| Our Landlord Tax, 3 to 4 properties | Coming later | As above | £20 a month or £200 a year, including VAT |
As a plain comparison: Pie's MTD Package was £199 a year on 15 October 2026, VAT not stated. Our Landlord Tax plan for 1 to 2 properties is £150 a year including VAT. Our tax plans start once our HMRC registrations are complete. Until then you can join the waitlist, and no payment is taken.
Our Landlord Tax covers 1 to 4 properties in England, with mortgage interest recorded the way HMRC requires. It uses automated software, including AI, with the company's director accountable, and you confirm every figure before it's sent.
When another provider fits better
- You want to start now. Our tax plans are not open yet, so another provider is the route if you want to sign up today.
- You have more than 4 properties, or property outside England. Hammock has plans for 4 to 10, 11 to 20 and 21 or more properties.
- You also work for yourself. Coconut covers self-employment as well as property in one app. Our self-employed plan is sold separately.
- You are happy to keep the books. An app such as Hammock or Coconut costs less, and both let you send the updates and the tax return yourself.
- You want tax planning or a named accountant. An accountancy firm offers more than bookkeeping and tax returns.
What this means for you
If you start on 6 April 2027, choose and authorise your provider in good time. Your first update covers 6 April to 5 July 2027 and is due by 7 August 2027. Your first MTD tax return, for 2027-28, is due by 31 January 2029. Whoever you choose, you stay responsible for paying your tax, and a quarterly update is a report, not a payment.
Steps to choose a managed service
- Use the free MTD check to confirm your start date and qualifying income.
- Count your properties, note any outside England, and list any other income, such as self-employment.
- Decide whether you want to keep the books yourself or check figures someone else prepares.
- Shortlist two or three providers. Ask whether they have an HMRC agent services account, who checks the figures, and the yearly price including VAT.
- Ask how they record mortgage interest and jointly owned property.
- Accept their authorisation request through HMRC as your main agent. Never share your password.
- Check after each deadline that the update has gone.

Questions people ask
Does a managed service mean I do nothing?
Not quite. You connect your bank account or pass on your paperwork, answer questions about unusual items, check the figures and pay your tax. The service does the bookkeeping and sends the updates and tax return.
Can an agent send my tax return as well as my quarterly updates?
Yes, if they are your main agent. GOV.UK says main and supporting agents can both send quarterly updates, but only a main agent can submit your tax return.
Will they need my HMRC password?
No. You authorise an agent by accepting their request through HMRC, so they never need your sign-in details. We never ask for your HMRC password.
How do they handle my mortgage interest?
GOV.UK says landlords with residential property must record whether each expense is a restricted finance cost, and for a mortgage payment must record either the interest or the full amount, with an adjustment before the tax return if it is the full amount. Ask any service how it records this before you sign up.
Can I use your service now?
Not yet. Our tax plans start once our HMRC registrations are complete. Until then you can join the waitlist, and no payment is taken.
